Alaska Warranty Deed
Transfer Alaska real property with a professionally formatted, state-specific Warranty Deed. This easy-to-complete template uses the statutory “conveys and warrants” language established under Alaska Statute § 34.15.030 and is designed with Alaska Recorder’s Office formatting requirements in mind.
Unlike a quitclaim deed, a warranty deed provides important assurances concerning ownership and title. By executing the deed, the grantor generally warrants that the grantor holds fee-simple title, has the authority to transfer the property, and will defend the title against competing claims, subject to any exceptions stated in the deed.

This Warranty Deed may be appropriate for traditional property transfers in which the grantor intends to provide title warranties to the grantee. Because these warranties can create continuing legal responsibility for the grantor, users should confirm that a warranty deed is suitable for their transaction before signing.
